Flood risk from Rivers and Sea shows the likelihood of flooding caused by overflowing rivers or coastal surges.

Risk levels are based on Environment Agency modelling, which considers river levels, tides, flood defences, and climate change projections.

Ratings:

• Very Low – less than 0.1% chance of flood each year (inside shaded area)
• Low – from 0.1% to 1% chance of flood each year
• Medium – from 1% to 3.3% chance of flood each year
• High – more than 3.3% chance of flood each year

Even a “Very low” rating doesn’t mean zero risk, and insurance or mortgage requirements can be affected at any level.

Flood risk from Surface water shows the chance of flooding caused by heavy rain that cannot drain away quickly.

This can happen even far from rivers or the sea, often in low-lying areas, streets, or places with poor drainage. Risk levels are based on Environment Agency modelling, which considers rainfall patterns, land shape, and drainage capacity.

Ratings:

• Low – from 0.1% to 1% chance of flood each year
• Medium – from 1% to 3.3% chance of flood each year
