Super quiet - easy access to lots of green space. Surprisingly good transport links - walkable to Sydenham Hill and Gipsy Hill and 5min bus/20min walk to Sydenham.

Quite quiet area, local park which is lovely, has a skateboard park and a playground and lots of greenery. Generally a friendly area.
